Regular inspection of your electrical installations is essential not only to comply with the law, but to ensure that your premises (and the people within them) are safe. Homebuyer’s Certificate
If you’re thinking of making an offer on a house, particularly an older property, a pre-purchase testing of the electrics will give you reassurance that the property is electrically sound – or allow you to factor in the cost of any remedial works required to get it up to standard.
Landlord’s Certificate
As a landlord, by law (Landlord and Tenant Act 1985), you are required to carry out a periodic inspection of your properties to ensure that electricity (and water and gas) supplies are safe and in good working order.
NICEIC Certificate – Periodic Inspection
The frequency with which you should arrange an inspection of your electrical installations and wiring will depend on your property’s use. Residential property should be inspected on change of ownership or every 10 years, whichever is soonest. For commercial property (including shops and offices) and schools, the recommended frequency is once every five years. Petrol stations and places of public entertainment, on the other hand, should be inspected annually.
We can also carry out inspections on portable appliances, fire alarms and emergency lighting.
